建筑質(zhì)量的定義與如何理解“價值引領(lǐng)更好的建筑環(huán)境”
2013年5月13日:logon羅昂合伙人柯復(fù)南先生與王芳女士于4月26日在南京觀點(diǎn)城市論壇上聯(lián)席發(fā)表了名為“成就品質(zhì)建筑”的演講,指出建筑質(zhì)量成為當(dāng)今中國房地產(chǎn)市場的重要議題。該演講著重闡述了中國建筑市場上的三大核心挑戰(zhàn),并強(qiáng)調(diào)了質(zhì)量之于項(xiàng)目參與各方的重要性。 “價格、速度和質(zhì)量當(dāng)今建筑市場的關(guān)鍵考慮,但是質(zhì)量的重要性常常被忽略!笨聫(fù)南先生指出。一些建筑師將質(zhì)量原因歸咎于中國的政策標(biāo)準(zhǔn)和法規(guī)過低,而在柯復(fù)南先生看來,流動民工作為建筑工人缺乏專業(yè)技能和經(jīng)驗(yàn),設(shè)計(jì)圖紙對于細(xì)節(jié)的忽視,以及參與項(xiàng)目的各方在意見上的沖突等等諸多原因都對此難咎其責(zé)!拔覀冃枰宄氖牵簩τ诮槿腠(xiàng)目的各方來說,質(zhì)量就等同于價值。介入項(xiàng)目的三個主要利益相關(guān)方分別是業(yè)主、使用者和整個城市。當(dāng)然,我們在談?wù)摻ㄖ|(zhì)量之前,首先得在質(zhì)量的定義上有所共識。對于業(yè)主來說,建筑質(zhì)量在整個項(xiàng)目啟動的初期指向持久性和高能效;隨著項(xiàng)目的深入質(zhì)量更多地意味著用戶的健康和舒適;最終質(zhì)量對于整個城市來說,表現(xiàn)的是整體性和美學(xué)價值!笨聫(fù)南闡述。最后,logon羅昂的兩位合伙人通過近期實(shí)踐的項(xiàng)目廖溝河總部經(jīng)濟(jì)區(qū) 南京啟迪科技園和他她公寓 ,更加具象地解析了建筑質(zhì)量如何為利益相關(guān)者創(chuàng)造價值。

Defining architecture quality and how understanding value will lead a better built environment May 13, 2013 – During a keynote speech on “Archiving quality in architecture” at the Nanjing Guandian conference on April 26, Mr. Frank Krueger and Ms. Wang Fang Partners of the German urban architectural design firm logon highlighted building quality as being the real problem with the real estate market in China. The speech highlighted the three key challenges in China’s architecture market and offered an industry specific definition to define quality with emphasis on the key parties involved. “Price, speed and quality are the three key considerations shaping architecture and buildings today where quality often is left behind”, explained Krueger. Whereas some designers may believe the low government standards and regulations in China are to blame, Krueger points to other key reasons including; the lack of expertise and experience of migrant construction workers, the limited detail of construction drawing books and the conflict of interests between parties involved. “We need to understand that quality equals value to all key parties involved in bringing a new building into realization”, explained Krueger. “The three key stakeholders of building quality are: The Owner, The User, and The City. However, before we can talk about building quality in architecture, we need to have a mutually agreed definition of what quality means. Building quality can be seen as six layers of a building beginning with The Owner at the center where Durability and Energy Efficiency equals quality for The Owner. Next is The User where Health and Comfort equal quality. The final two layers are for The City where Integration and Aesthetics equal quality” stated Krueger. logon partners made reference to their recently complete projects: Liaogou River Headquarters Business Park, Nanjing Tuspark, and Ta Ta Compact+ Apartments as examples of how quality architecture and design can create value for all stakeholders in China. logon partners Krueger and Wang Fang concluded the speech by expressing that “Through quality design, value can be created to not only improve the built environment that people work and live in today; but can improve air quality and elevate wellbeing and content of a society as a whole”.
